Quality of design equals quality of life!

The estate of the former brewery in Paradiso, situated close to the city centre and therefore in an area already equipped with numerous structures, offers a noteworthy construction potential. Furthermore, the estate is in an excellent position in respect to the main access routes and is well served by public transport.

The main feature of this property are the quite remarkable measurements, with an overall total of over 11'000 square meters, defined on the northern border by existing buildings and a pedestrian path, the Via Boggia. The latter is the object of a re-assessment aiming to propose a second promenade, paralleling the existing lake-side one. On the southern border, i.e. the mountain side, there are some estates owned by the municipality and the view on mount San Salvatore. Situated on the western border are the antique “Casa Vassalli” and its little artificial lake, both located in a public green area of about 2’500 square meters. On the eastern side, Via Bosia offers the only access road to the estate, thus defining the private area from the city centre.

Such are the prerequisites for the promotion of the Parco Lago estate, a reality with evident urban value and sustainability offering a superior quality of life to residents and citizens alike, thanks to the benefits provided by a “green lung” in an already densely constructed context!

A new neighbourhood and a prestigious residence

The project proposes the creation of a compact and well-conceived new neighbourhood, where public and private leisure areas, accesses for vehicles and pedestrians, parking spaces and structures are rationally and appealingly placed.

A re-assessment and a requalification of the pedestrian access paths and of the park belonging to “Casa Vassalli” will increase the value of the whole neighbourhood, while the external areas will be dominated by nature.

The building complex, which will propose mainly residential units, will be defined towards the city centre by some commercial areas situated on the ground floor of the buildings overlooking the square on Via Bosia, where the building complex opens towards the city centre.

The rebirth of a historical area in Paradiso

The history of the old Feldschlösschen brewery, i.e. the former “Birra Lugano” is a long one. Still active thirty years ago, it was later definitively destined to obsolescence.

Of the antique brewery, founded in 1895 by Romiglio Vassalli, only the old house with the little artificial lake fed by natural springs remain. In the nineteenth century, these springs allowed the creation of a spinning mill on the slopes of mount San Salvatore. During its activity, the brewery changed ownership several times until the year 1950, when it was acquired by the Nessi family. During the following decades it saw its greatest business development, before a major crisis in its field of activity caused the closure of the brewery and another change of ownership to the Feldschlösschen Brewery of Rheinfelden.

At present “Casa Vassalli” is the oldest building in the municipality of Paradiso and for this reason the regional planning envisages the public use and the conservation of the building through a targeted utilization for the future necessities of the neighbourhood.

The benefits of the new building complex; characteristics and services.

The characteristics of the new neighbourhood contemplate:

Residential surfaces
The main part of the building complex is earmarked nearly in its entirety for apartments of medium-high standard with various dimensions and typologies. The project’s main characteristics are the “passing” apartments with large balconies overlooking mount San Salvatore to the South and the lake to the North..

Management
There is also the possibility, on request, to change the surface from residential to commercial (office) use. The foremost building overlooking Via Bosia is easily accessible from the square and is accordingly the most suitable for this purpose.

Commercial zones
As previously mentioned, the ground floor of this part of the condominium includes some small commercial zones, which can offer further services to both residents and community without creating particular inconveniences.

Access
The impact of the new building complex on the road network has been carefully studied and is conceived to be reduced to a minimum. Pedestrian paths and access will in fact prevail, while vehicles will reach the two level underground parking directly and solely from Via Bosia.

Environmental impact
The construction of a building complex of this size in a city centre could easily have a serious environmental impact. However, this is not the case here, since a discerning and prudent planning allows the building complex to be compatible with its surroundings.

Green spaces
Certainly, one of the strengths of the proposed planning is the determination to maintain the green spaces, which is possible thanks to the central positioning of the new buildings. Such a setting will guarantee light and space to the future residents in an already intensely developed surrounding area.

Parco Lago proposes a residential context surrounded by green spaces, able to offer a quality of life hardly to be found anywhere else!

The future context of Paradiso and the new requirements

The planning for this project coincided with a period during which the municipal political authorities were able to solve a series of existing essential problems in the area.

Nowadays it is easy to see the presence of a remarkable number of cranes and ongoing construction sites on municipal land. Together with many private investments, a number of important public works have been started, aiming to requalify the whole municipal area and thus guarantee a safe touristic and economic development.

The resolve to requalify the area will create an important project whose goal is to revaluate the lakefront with the continuation of the existing lake promenade to the public lido. Furthermore, new public parking spaces are planned in order to improve mobility. This provides an attractive context that guarantees an investment of secure value.

Contemporary architecture accessible to everyone

The project developed by the R&P group is based on more than three decades of know-how, experience and activity on the regional territory. It unites the knowledge of multiple professionals and offers simple but innovative solutions, whose aim is to provide maximum flexibility and the personalization of the spaces. Moreover, during the project’s development, the “trend towards a renewed awareness for the city’s green areas” has been strongly enhanced. This is a fundamental aspect because it defines both the residence’s appearance and how liveable it will be.
Further relevant features of the Parco Lago project are the following:
  • The continuity of “green” components as a vertical architectonical element, which serves as a decoration of the building’s terraces and façades.
  • Partition elements between the terraces and the breaking of their linearity bring a certain architectonical movement to the façades.
  • The implementation of dry construction solutions and state-of-the-art materials are apt to guarantee a high quality standard.
  • The implementation of advanced facility technologies, such as domotics, to ensure the flexibility of the living spaces. Furthermore, an intelligent and simplified facility management will allow to offer upgrades and integrate optional features for a more individual personalization.
  • The possibility of making personalized choices for the finishing of the interiors and the furnishing accessories.
  • Last but not least, the necessary support during the planning and construction stages, in order to guarantee the customers’ satisfaction while keeping management costs controlled.
